Bestech Group was founded by civil engineers Dharamendra Bhandari and Sunil Satija in the early 1990s and is headquartered in Gurugram. That origin in Gurgaon itself is not incidental — the city has been both home base and primary proving ground for the group, which has grown into a multi-sector conglomerate spanning residential, commercial, retail, and hospitality. The group has delivered over 25 million sq ft of projects and holds a further 30 million sq ft in its development pipeline across residential, commercial, retail, and hospitality formats. Within Gurgaon specifically, 19 of the group's 25 residential and commercial projects are located in the city.
Bestech's team of around 700 professionals, engineers, and design specialists works alongside internationally recognised architects, including Chapman Taylor of London. That relationship with Chapman Taylor is traceable across more than one project. Park View Grand Spa in Sector 81 was designed by Chapman Taylor, and has already been home to more than 300 families. The Grand Spa development gives a concrete picture of Bestech's residential ambition in New Gurgaon: ten towers across 29 floors yielding 596 units, spread over 8 acres of land. The project features 8 acres of central green, 13 water bodies, and a 1.6 km jogging track.
Over the course of its Gurgaon journey, Bestech has received recognition including a LEED Gold Certification and an ET NOW Real Estate Award for excellence in delivery. Two projects — Park View Grand Spa and Park View Sanskruti — were awarded Luxury Project of the Year 2019 and Residential Property of the Year 2019 respectively.
Beyond residential work, Bestech Chambers, Bestech City Gate, and Orient Business Tower are among the group's commercial properties operating in Gurgaon. Bestech City Gate in Sector 81A was designed by Chapman Taylor and positioned as a commercial complex serving the Manesar industrial and residential belt. In hospitality, the group holds a tie-up with Radisson Hotels Group, operating LEED-certified five-star hotels in Nagpur and Indore, and is developing 50 hotels across India under the Park Inn by Radisson brand.
Much of Bestech's residential output is concentrated in New Gurgaon — the broad arc of sectors running west and south of NH-48, from the Dwarka Expressway link through to the Manesar-facing sectors. This is where projects such as Park View Ananda, Park View Sanskruti, Park View Grand Spa, and Bestech Altura (Sector 79) have either delivered or are approaching possession. Bestech Altura, in Sector 79, offers 3 BHK and 4 BHK apartments and has possession approaching. The cluster of delivered assets in this zone is a meaningful data point: Bestech has repeatedly acquired land, obtained licences, and completed construction in the same micro-market, building familiarity with its soil, regulations, and buyer base.
Average property prices across Gurgaon have risen from around ₹7,500 per sq ft in 2019 to ₹19,500 per sq ft by 2024, a 160% increase. In 2025, appreciation continued at 12–18% year-over-year, driven by limited supply and NRI demand. Within this broader city trend, New Gurgaon sectors accessible via Dwarka Expressway have outperformed the average: the Dwarka Expressway corridor (Sectors 102–113) is projected to see prices surge 20–30%, with current rates of ₹9,000–12,500 per sq ft, while New Gurgaon sectors 79–86 and 91–95 are emerging as high-growth areas for rental yields and long-term value.
Bestech City 2 is an upcoming plotted development by Bestech Group in Sector 89A, Gurgaon, offering DDJAY plots. The DDJAY — Deen Dayal Jan Awas Yojna — is a Haryana government policy framework that governs plotted development in the affordable and mid-segment categories and carries specific construction permissions. Under the DDJAY program, plot owners are permitted to build up to G+4 floors. That floor-use flexibility is a structural differentiator from conventional apartment ownership: buyers can phase construction to their own financial timeline, accommodate extended family, or generate rental income from upper floors.
The project spreads across 39.43 acres and comprises 661 plots, creating a well-planned residential community. Plot sizes range from 1,136 to 1,615 sq ft. The project is RERA registered under GGM/730/462/2023/74 dated 03.07.2023. Possession is expected by October 2026.
The township is designed as a gated enclave with three-tier security, CCTV surveillance, and controlled access points. Wide roads, defined green belts, and dedicated pedestrian pathways create a walkable environment. Landscaped parks, children's play areas, and open recreational spaces are also part of the plan.
Sector 89A sits on Gurgaon's western edge, along Pataudi Road (NH 352W), roughly 3 km from Dwarka Expressway, which connects directly to Delhi. Skyview Corporate and Info Technology business parks are 9–10 km away.
The township sits on a 75-metre-wide road and enjoys access to Dwarka Expressway, NH-48, and the KMP Expressway. The upcoming Dwarka Expressway metro corridor is expected to further strengthen connectivity to Delhi and major employment hubs across Gurugram. Nearby educational infrastructure includes Lotus Rise World School, B M Public School, and St Paul's School. Aarvy Healthcare and Silver Streak Multi Speciality Hospital are within a few kilometres of the site.
Government circle rates for Sectors 88, 88A, 88B, 89, 89A, and 89B were revised to ₹48,000 per sq yd in the 2024–25 revision, up from a previous level of ₹8,000. That six-fold upward revision reflects the state's own assessment of how much this belt has appreciated and what floor it sets for registered transaction values going forward. Property prices in the locality changed 10.9% in one year.
Gurgaon's market is seeing greater dominance of organised developers, with buyers increasingly preferring RERA-compliant, branded developers with proven delivery records — a shift that reduces risk and improves project quality across the city. Bestech's position in Gurgaon maps directly onto that preference: the group has a decades-long record of licencing, building, and handing over projects in the same corridors where it continues to launch, and its current active project — Bestech City 2 — carries verified RERA registration and a defined October 2026 possession timeline.
The group operates across residential, commercial, retail, and hospitality sectors, with projects spanning Gurugram, Mohali, Indore, and Nagpur — a scale that indicates organisational depth and the financial capacity to see large-footprint projects through to delivery. For a buyer considering a plotted product, that developer track record carries weight: the land is freehold, construction is in the buyer's hands, but the quality of internal roads, services, green zones, and boundary infrastructure is the developer's responsibility — and Bestech's completed gated communities elsewhere in Gurgaon provide a working reference point.
