Sector 6 and Sector 7 of Dharuhera, straddling National Highway 48, hold one of Bestech Group's oldest and largest single-site developments outside Gurugram. Bestech City comprises plots, group housing complexes and high-end shopping arcades spread across approximately 58 acres within Dharuhera, and the township sits on both Sector 6 and Sector 7 land parcels along the highway. The project is strategically located in Sector 7 on NH-8 facing sector roads from 3 sides, positioned right in the middle of Bhiwadi, Bawal and Manesar with a well-developed HUDA Sector 6 adjoining it.
The scale here is deliberate rather than incidental. Alongside the apartment towers, the group has developed an independent plotted component in Sector 6. On the design side, the group's team of about 700 professionals, engineers and design specialists has worked alongside the architecture firm Chapman Taylor. Bestech also runs a hospitality arm: having diversified into hospitality in 2006, it maintains a strong relationship with Carlson Hospitality, operating a 200-room Radisson Blu Hotel in Indore and a similar property in Nagpur, alongside 4-star Park Plaza in Noida and Radisson Blu Suites in Gurgaon. In Mohali, Bestech Square Mall is a 3.5 lakh sq.ft. retail project that forms part of a mixed-use development comprising high-end residences, an office tower and a five-star Park Inn by Radisson hotel.
Dharuhera's appeal for a developer of Bestech's scale is rooted in industrial geography rather than speculative branding. Dharuhera is a big industrial hub in Rewari district and is regarded as the new growth corridor of Gurugram and New Delhi. The industrial estate on both sides of NH-48 hosts large manufacturing plants including Hero MotoCorp, Jtekt India (Sona Koyo), Amul's dairy plant, Carlsberg, Lumax Industries, Rico Auto Industries and Indian Oil Corporation. That employment base, combined with the highway's role as a Delhi-Rajasthan artery, is why a Gurugram-headquartered developer chose to plant a large township here rather than treat it as a peripheral land bank.
Connectivity has continued to firm up around the site. Dharuhera is only an hour's drive from Indira Gandhi International Airport and connects Rajasthan to New Delhi via National Highway 48, while newer freight and transit infrastructure is reshaping the wider corridor: the Delhi-Alwar RRTS, under construction from August 2026, is expected to put Dharuhera about 30 minutes from Gurugram, and a proposed RRTS Namo Bharat semi high-speed rail corridor from Delhi to Bawal is expected to cut travel time from Dharuhera to IGI Airport to around 20 minutes. Land values around Bestech's Sector 6-7 holding have moved meaningfully in recent years, tracking the corridor's industrial and infrastructure momentum rather than speculative bursts. Residential plot prices in Dharuhera have appreciated from around ₹20,000 per sq yard in 2019 to ₹65,000-70,000 per sq yard in 2025, according to 99acres data, though the town remains far more affordable than Gurugram. Within Bestech's own plotted township specifically, resale has kept pace: the township has witnessed price appreciation of nearly 2 to 2.15 times over the past two years, and plot sizes range from roughly 183 to 550 sq. yards, with pricing typically starting around ₹1.92 crore and going beyond ₹2.75 crore depending on plot size, orientation and location within the township. On the apartment side of Bestech City, a 2BHK apartment starts around ₹32 lakh while a 3BHK unit is offered from around ₹48 lakh onwards.
The Sector 6-7 location gives Bestech's residents proximity to institutions that have grown up alongside the industrial belt. Landmarks near Bestech City on NH-8 include Oxbridge School, BML Munjal University and Vardaan Hospital, while Apex Health Care, Vardaan Hospital and Sukhdev Hospital Rewari are among the healthcare facilities closest to the location. The township was also designed to be internally self-sufficient: Bestech City, known as The City of Joy, was designed to cater to the housing, shopping and recreational needs of professionals working in the surrounding commercial sites, and a shopping mall, Bestech City Centre, sits within the premises for daily convenience needs. Amenities across the residential blocks include a club-house with a multi-purpose hall, restaurant, gymnasium, swimming pool, kids play area, separate activity areas for cricket, tennis, badminton and basketball, walking and jogging tracks, yoga pits, a skating rink and a separate pets garden.
Seen against the rest of the group's portfolio, Sector 6-7 Dharuhera functions as Bestech's answer to buyers priced out of, or unwilling to pay for, central Gurugram, while still wanting a developer with a Gurugram-grade design and delivery record. Housing options here are far easier on the pocket than those in Gurugram, and the same highway that carries industrial freight also carries residents toward the capital's commercial core in under an hour. For a buyer evaluating Bestech specifically in this micro-market, the relevant comparison points are the group's own delivered stock elsewhere on NH-48 and in Gurugram's Sector 79, 81 and 92 corridors, rather than newer, unproven entrants to Dharuhera.
